A Richard Kinnersley had acquired the lease of "The Lynch, Eardisland" (about 20 acres) from John Whittington of Nantgrove, Gloucester on 8 July 1612 for 450 pounds. The lordship remained in the ultimate hands of the Marquis of Bath at least until March 1802, after which time it became known as "Lynch Court".

Elizabeth was the sole heiress of her father's first cousin James Kinnersley of Ludlow a wealthy banker who died in 1804.
She inherited The Lynch Eardisland Herefordshire owned by the Kinnersley family since the 18th century.

However in 2019 Andrew Saunders writes:
I now am very confident from again reading his will that James Kinnersley (1753 - 12 Apr 1804) did not leave ''the Lynch" to Elizabeth Kinnersley; nor did his wife Lucy.
I wonder whether his father James who died there on 14/11/1798 had left her the property, only giving son James a life interest when he knew that his son had no issue and did not want the property to go to Lucy's family. However, I have not found any will left by the father James.
In 1799 son James had paid 14,000 pounds to the Marquis of Bath for the manors of Eardisland, Pembridge Foreign, Moorcot, Byford and Lyonshall, although lordship of the manor of Eardisland was not obtained until 24 March 1802. On 15 Aug 1804 and 10 Oct 1804, after James' death, manorial courts were held with the (Lord) Lady of the Manor being Miss Elizabeth Kinnersley, Spinster. Elizabeth would not have been able to hold such courts without being legally entitled to do so. She was doing so before she married John Robert Smythies.

(Rev John Robert SMYTHIES [21443] was born on 21 Oct 1778 in Colchester ESS, baptised in St Mary Magdalene Colchester ESS, died on 24 Mar 1852 in East Hill Colchester and was buried in St James Colchester ESS.)
